There is a particular kind of New York apartment that resists reinvention — the pre-war floor-through, with its bones inherited from another century and its quirks unwilling to be smoothed away. The Riverside Park Residence began as two such units, side by side, on the ground floor of an Upper West Side building. In the hands of 3F Living, they have become a single duplex that holds its history lightly, neither erasing the period nor deferring to it.

The vocabulary is restrained from the entry: pale oak underfoot, blackened steel at the edges, walls that read almost as plaster. What might have arrived as cold industrialism is tempered by proportion and warmth. The redesigned staircase — once utilitarian, now sculpted — anchors the central volume with quiet authority, its risers and rail rendered as a single graphic gesture. In the kitchen, custom cabinetry in muted tones meets Dekton surfaces with a near-monastic discipline. A concealed brick chimney, uncovered mid-construction, was reworked rather than removed; finished to read as concrete, it now passes for an intentional architectural moment, which it has, in effect, become.

Sottile Floating Vanity: Clean Lines with Natural Warmth

The bathrooms extend this language without softening it. In the primary suite, the Sottile Floating Vanity runs in a warm wood finish along a wall of quiet beige tile, its flat-front drawers and cantilevered profile reading more as architecture than fixture. Twin arched mirrors throw a soft halo above the basins; matte black tapware draws the geometry tight. The room asks little and offers much — a measured composition in which the vanity is less an object than a horizon line.

Winchburgh Floating Vanity: Bold Contrast in a Compact Space

The powder room takes the opposite tack. Smaller, darker, more deliberate, it is anchored by the Winchburgh Floating Vanity in a deep black finish with a tactile front that catches the light differently as you move past it. A round illuminated mirror floats above; a single pendant punctuates the air beside it. The effect is cinematic without being theatrical — a room that knows its own scale and uses it.

What is striking, walking through the residence, is the continuity. The bathrooms do not announce themselves as separate territories. They speak the same language as the kitchen and the staircase: oak, steel, stone-toned plaster, lighting placed with the patience of someone who has thought about evening as well as morning. There is no rupture between public and private, only modulation.

Restraint, properly executed, is the rarest thing in residential design. The Riverside Park Residence has it — in its proportion, its palette, and the small architectural decisions that have been allowed to stand uncluttered. A pre-war shell, rewritten in a contemporary hand, and wearing it well.
